I am Duan Liwang, a project leader of Jinming House Real Estate Development Co., LTD. I am currently in charge of the overall coordination of the four projects of Century Mingzhu East District, Jinming House North District, Yuxin Residential Phase II and Century Grand Hyatt.  As the "link" of the three links of project Development Department, project engineering Department and project Marketing Department, it is my responsibility to connect, serve and supervise all aspects of work well, to achieve the same goal of each link, to ensure that all aspects of work in an efficient, orderly and parallel way.  In 2021, all the relevant projects I am in charge of have successfully completed their mission objectives.  

The year 2022 is coming. In the New Year, I will jump down and work hard, be patient and learn more, and rise to the challenge without fear.  In the New Year, I will meet a lot of unexpected problems in my work. I always believe that "there are no insurmountable obstacles, and there are always more methods than difficulties". Our project development Department will rely on its own management technology advantages and good market reputation to maintain high turnover of projects.  The project engineering department focuses on quality, safety and promotion;  The project Marketing Department constantly improves brand influence, diversifies marketing modes, grabs the market and speeds up capital withdrawal.  

In the New Year, I will lead all the staff of the project department, full of confidence, forge ahead with determination and overcome difficulties.  Under the leadership of the superior department, hard work, hard work, smart work, so that the project department to a higher level of development.  

I. Promote work progress and rectify weak links.  First of all, strengthen the communication between various departments, do a good job in the preparatory work, to ensure that each link can be closely connected.  To put an end to the mentality of being afraid of trouble, especially when encountering obstacles, to dare to rely on;  Second, when handling the development procedures, we should pay attention to the early planning and design scheme, which can account for 70% of the cost optimization;  Third, in the working hours of the facilities under construction, it is necessary to strictly control the quality, do a good job in technical disclosure, ensure the safety of the construction site, do a good job in preventing potential safety hazards, grasp the schedule of the construction period, and complete the construction in strict accordance with the planned nodes;  Fourth, in marketing, we should pay attention to the publicity of the project and formulate reasonable price plans, especially the issue of fund collection, which is the fundamental of project development.  Attach importance to each link, strengthen the follow-up, supervision and coordination of stage work, so as to ensure smooth internal communication and effective external communication, so as to ensure the smooth progress of the project.  

Second, strengthen department management and innovate working methods.  Project management shall promote systematic construction according to the requirements of the Group, gradually improve the management system of development projects, strengthen performance assessment and improve management level.  During development, it is necessary to analyze economic indicators according to market conditions, make wise plans for project operation, speed up the construction progress before the third floor bid, scientifically shorten the time period from land acquisition to sales opening, improve project capital turnover, and ensure compliance and efficient operation of all work.  

Third, strengthen their own learning, improve personal quality.  As a "novice" in project work, I should strengthen daily theoretical learning, timely study relevant materials of development, construction and marketing, take root in the front line, seek advice from leaders and peers, and constantly improve my personal quality and ability by checking shortcomings in work, learning and improving through checking problems, and correcting problems until there are no problems.  

Fourth, pay attention to the return of capital, give full play to the value of capital.  Project team operation success criteria: timely delivery, rapid removal, perfect delivery;  In the process of project management, it is the premise to guarantee the smooth implementation and delivery of the project to pay attention to the collection of funds and the overall profit margin of the project and shorten the collection period.
